Hello -I am looking to invest in a fix & flip in the DC area as a private investor.

My first investment was a partnership on a flip project.

I see most wholesalers forget what it costs to buy, own and sell (if flipping) a house.

I recently learned about the live and flip strategy.

One of my mottos is I am my brand, and my brand is me and when I am looking at a deal to buy (to either flip myself or to turn and around and wholesale) I make sure to talk about why I am doing this, that I have every intention of being here tomorrow, the next, and the day after that.

We'd also be willing to do a live-in flip. 

One of the other restrictions is that you can not provide labor, like in the case of doing the work on a flip property yourself. 

The house is a  2,331sqft sitting on a 5.8 acre lot built in 1991, 5bd/2bt only need cosmetic work, century air/heat, no tax or liens fully payed off.I ran some numbers property recently sold in that area price per sqft range from 85-100+ i want to flip it to on investor, I have called him trying to get him to give me a price but he don't want to give one i haven't make any offer either i told him am gonna run some numbers on get back to him with a fair off that would work fir both of us. 

I am preparing all docs/strategy on my first (on purpose) flip.

What i mean by that is, will you develop relationships with real estate agents, will you focus on real estate investors, will you go after the fix and flip crowd, will you go after 1st time buyers, or maybe move up buyers.
