Condos might be easier to rent out and cost less to renovate vs those 1900s duplex/triplex. 

I've been spending some time looking at listings on Zillow and targeting rehab houses that have been on the market for awhile (>30-60 days), in neighborhoods that have a close proximity to sought after neighborhoods that will hopefully be rising in home value and with median home values that are at least 1.5-2x the asking price for the house in question.

Are these reasons actually the main reason someone only wants a cash buyer, or does a cash buyer just make that transition much easier and faster? 

You can pull the area your targeting and set the criteria for cash sales in the last say 180+ days.

The lease has to be at least 30 years, but can run up to 99 years.This investor says he has great success at it, as he targets owners of small commercial properties who owned it for a long time, too old and tired to handle the operational responsibility, but can't sell because of the capital gains issues.In fact, he started on this type of investment as a no money down approach to acquiring properties, which turned into helping sellers with capital gains issues.Honestly I think it's simpler than a 1031, for the lessor that is.

They do exist in multifamily, but they are just harder to come by.They are much easier to come by with the single family home space.If you're interested in single family homes turn key I can help you out. 

My macro point is that it's getting much easier to both learn as well as get some budget-friendly solutions.Still, you have to put some time into it.    

Its competitive here but, if you know the right people its a little easier.

It is way easier to get back on the path that you know so well and not cut through the brush and blaze a new trail, but the problem is that although it is easier to go back to what ya know, that path leads to the same unfulfilling results they have always received.Just a few of my thoughts from the top of my head.
