Again, I'm not saying it would be easy to find builders and areas that can do the same numbers, but I think its worth looking at. 

While multi-family is a perfectly good place to start, I would tell you that it is often more competitive than single family homes… maybe just due to there being less of them in general, and being more desirable by investors.  

Even if you can't, once you rent it out the PMI will become tax deductible.While you are doing that, start looking for rentals to buy.
