I had a situation where it took the county inspector awhile to get to the property and when he finally did we got the worst of news, so we had to renegotiate but I could have cancelled the agreement legally. 

The Good News, is that even if this guys says no to your offer, there are plenty of properties for you to make offers on, until eventually someone says Yes.

I dont know if we are the best but Pittsburgh just made national news as the #2 (by volume I think) in the nation. 

Without getting into the technical specifics (I co-founded a digital marketing agency) create good quality content, do it often, make sure you're website has a good user experience, and is consistently visible throughout the rest of the web (like on Google Maps and Yelp).There's a lot more that can be done but those details are usually more technical and best left to the people that do that day in and day out.
