Due to the seller having a TON of crap in the house, I did an extended close date for two months from now.

While he's ranting about people coming by every day bothering him about his house I'm thinking "Oh crap, what am I going to say next?".

Rates and debt service are low, but that also means that it's easy to over-leverage on a crap property.
