I wouldn't feel comfortable taking on more debt right now until we know more about how difficult things will get, and lenders will likely make it harder for investors, anyway, like they did in 2008.   

I'm not necessarily new to real estate but much more comfortable networking in person than on the internet.

If and when this pandemic simmers down and I feel comfortable attending cons, I *think* I can write off the BP conference.

If I was in your shoes, I'd remember that you don't lose money until you sell.

Once successful at that I would be more comfortable taking on a retrofitting job or building from the ground up.

If you do not feel comfortable with showing them the apartment or moving forward then let them know that you have decided not to move forward with them.

Also, I do not yet have the reliable contractor connections to pull of a major reno and just feel more comfortable starting smaller.

If you were in our shoes what do you think would be a good approach?

The assessment would finish with a score between 0 and 100 points and each landlord could choose a bottom score they were comfortable with.
