How do you get past it - the cold calling, the data entry, the calculations, the mounds of data?

Florida's, Jacksonville you might be hard pressed to find an equitable return up there, if that sounds about right?

@Aric Adams  If she's had problems getting the house to 68 and it's not been that cold, then you definitely need insulation before you have burst pipes and lots of tenant turnover. 

They do not have to spend time driving for dollars finding distressed properties, skiptracing addresses, cold calling, and all of the other things that go into getting a distressed property, below market value, under contract.

Ive been wholesaling for about 2 years now. 2019 we did mostly cold calling and did pretty good. 2020 we shifted to PPC/FB, and SMS and saw about 3x revenue.

Some folks press for more equity.

Not to try and mislead, but you need about five minutes of their time and you're going to be hard pressed for that, especially if they just find out your cumulative experience to date is home ownership.Once you have that, let us know how we did on our assumptions!
