I think the dirt is worthabout 2.5 mil and they wanted 4.. so given the wide price range and the hassle factor.. we ended up optioning the piece just north of them for 4.4 million and we only have to deal with two brothers.. :)  in your scenario and job well done I hope U made some significant equity for the time. or you u can chalk it up to an advanced training session on clearing title.

We used the equity to get a HELOC to make the downpayment for our current primary home(which will turn into a rental when we moved soon) and also help me to start my own escape room business.
