When I work out the numbers, especially for option 2, this seems to be a pretty bad property to keep as a rental in terms to cash flow.

While it may not be as bad as some markets, even a quad isn't likely to net you much past the 1% mark, and that would be for a run down neighborhood.

He told me I was the first person to call but has been trying to sell it, I walk through the house two days later it wasn't too bad of shape but the price he was asking wasn't working out for me, I could tell he wasn't to motivated, but where it turn around is he said he had another house he might want to sell that he bought as a HUD in 2010 but been renting two his family members that wasn't paying that much.
