For example FICO 9 completely ignores collection accounts that have been successfully repaid, and doesn't give very much weight to medical bills that are currently in collections.My point is don't make a financial decision based on what these sites are telling you will happen to your score.

My thoughts are:- Last years' tax return/W2, 2 week old paystub or bank statements verifying income, 680+ credit score- Background check using Zillow or some service- First prorated months rent plus security deposit of 1 mo rent- 21+ age for any lessee - Each occupant named on the lease agreement and requires same qualifications- Gross income 3*rent, or the fraction thereof for multiple tenants by a factor of 1+1/(# tenants).Some things I can think of to add to the template above:- Pet policy max weight, type, number, charge- Outdoor quiet hours 10pm-7am (or in accordance with city ordinances)- Approval prior to affixing anything to the structure, drywall/walls, or painting.

No expert on the 2nd home market but I wouldn't put a lot of weight on Zillow's estimates of what the market is doing.

Of course I know that there are things that are going to affect that price such as weight and how many stairs and general labor involved as well as how bulky the actual items are but in reality I want to do what I can to try and make my prices as consistent as possible.

For example, $1200 rent implies one month extra vacancy is equivalent to a $100/month rent reduction at a one year occupancy. 2 months vacancy equates to $200/month rent reduction.

@Ryan Boggs my view might be weighted towards one area (but I see it so often)...make sure you have a lender that can accommodate that REFINANCE step.
