One you settle in, make it out to the BP Meetups and try and soak in as much as you can from some of the really smart, local Bay Area guys/gals, that are active on this site.

A few pointers:Do as many as you can before you have kids, because having small children will absolutely kill this strategy, bless their little hearts.You are smart to buy distressed property at a discount, then put some sweat equity in to fix it up.

Smart people usually end up on their feet.

They make covers that have locks so unauthorized people can't adjust them.There are also "smart" thermostats you can control from a smartphone remotely.

A smart investor takes off the rose colored glasses when they analyze their portfolio.

Keeps the spam down that's for sure, although some aren't even smart enough to take us off of their email blasts.

Considering I have not yet gotten a deal closed and this person is highly motivated (wants to sign papers in a week before she goes back home - out of state) I want to jump on it but I'm trying to be smart about things.
