There are a few that get posted regularly on the events page on biggerpockets as well as on meetup.com 

(You can indirectly 1031 into a REIT through a 721 conversion, but I don't think that's really relevant to what you're talking about). 

They are available at the post offices on Southwest location and on Lamar. 

I would have to agree with all of the people that have replied to your post, and I think you may be  referring to other people's money" There is a reason that they are called private lenders, their qualification approval guidelines are based mostly on the amount of money one puts down.

Since the time I created the post I believe I know at least 80% of info about it.

I have heard of people leasing post offices; not sure how this works.
