A buyer's inspection could be nothing more than you (the buyer) walking the property and inspecting (viewing) it. 

Until it "turns" you are stuck with the current riff-raff walking the streets or renting below market rents.

Can someone walk me through this transaction.

If they want more than that, they you way want to walk away.You do want to look for two things, either cash flow (will the property rent for more than PITI + expenses including maintenence)or you want to get a bunch of equityor both equity and cash flowYou can make money in any of the above casesMAO only applies if you need to do repairs to rent it   Most of the property that you will look at subject-to is lived in my the owner or was recently lived in.

Trash disposal was also a cost; they basically walked out the front door one day never to return.

Here's the scenario:Property: B-CTax and Nuisance Liens: $8kOwner owes PM: $2K   (plumbing was redone)Property Is Free and ClearCurrent Rent: $700  Solid 5 year rental historyAverage of 6 Comps:  $50K  (pulled from Realquest)Owner wants to walk away with $25K in their pocketGood deal, bad deal, offer price in order to wholesale? 

Get a "release of possession" form signed at a final walk through. 

If you can't or won't walk around the house with the Home Inspector and see the problems that they point out, how do you know and trust the validity of the inspection?  

So did a little homework, found some info, and because the property is in the same complex I live, I decided to walk over (not allowed to trespass, but you're allowed to be friendly :)) Talked with the owner and she's telling me how everything is being taken care of, but I've heard this 100 times over.
