It's a solid area with a mix of working class tenants and some millennials looking for a cheaper option still close to Logan Square.

I asset managed a mixed use building in Oakland that had 4-5 STR but I promptly turned them into longer term rentals due to the property management company eating most of the profits. 

From what I've read/seen, this area is pretty nice with a mix of churches, doctor's office, and cute older houses- some of which have been converted into professional buildings.

I do not mix funds with my personal account. 

I started with BRRRR projects and mixed in a few flips.  

Unfortunately the neighborhood isn't great (not bad, just very mixed) so it hasn't appreciated more than about $5000.
