I have some co-workers with good income buying personal residences in the area.

They want all these docs, insurance info, business tax, business license, etc, proof of CO and fire alarms on each residential property even the apartment buldings out of state, recent loan bills, original loan docs, grant deeds etc I've done businesss and commercial loans where they ask for 1/3 of the amount of docs as this annoying mortgage company..

And because of the risk when I wasn't on title I wanted the seller to put it into a land trust and split the profits with me as a co-beneficiary.

Do your background check, criminal check and whatever else you do.I think the only thing you need to add is a "co-signer" check.

My wife and I own and manage 20 units in the Denver Metro Area.

I can't speak for California, but here in Denver MLS access is great for research, etc.
