I did a 4plex deal in Delaware OH last year that was a purchase price of $340K, and grosses about $4100 a month.  

We originally established our LLC in Nevada & one in Delaware because of the privacy laws in place in both states, then registered the LLCs as foreign entities when investing in other states.

Also, interesting we are setting up our LLC through Delaware. 

@David de Luna if you are always able to get 15 to 22 percent from the market you are doing better than the average individual.

I'm in Florida and the house is located in Delaware if that would matter.
