Until recently, the seller could pay a deposit to a contractor for work to be performed after closing, by way of the closing proceeds, and most of us wouldn't have to ask any questions when we saw a line item for the payment on the seller side of the CD.

My money is camped on 3.10 cd waiting for better deals which should be coming in the next 6 months or so ..

You may be missing a team player like an agent or just want someone with experience to look over your numbers to give you their opinion.

Learn your area and learn in your area, what are (A+ : A : B: C: D) areas. 

If I was starting again I would focus more of my time on finding the elite players in those positions. 

@Rick Albert, I did sell my truck right before I left and currently have the money stored in a short term CD while I am deployed to have some cash when I return.

When you call the police to report a break-in in progress and you have both a camera and alarm they respond to the call faster in my experience.I have made a lot of money in what some will call C/D areas of town.

I hope to do syndications one day myself, so it's great seeing new players break into it. 

An analogy would be to obtain a baseball player but not to look at their past power numbers.
