From these responses, I suspect that it will be difficult to find driven partners who have both the foresight and the cash to bite on this.  

I know several investors using custom-built software for tracking and offer writing, they use CRM and other technology for lead gen and follow up, but I don't know of anyone here in California using AI-based tech for lead gen and follow up in the investor or Realtor space?

I could seriously see myself looking to acquire 5-10 houses/projects over the next couple years and I am looking for that ever creative way to work together with like minded and driven individuals.

As Bruce stated, this recovery was policy driven, and 70% of new job creation is part-time.

So the more often he moved tenants in and out the more income he made.He got bad tenants in that drove out the good ones I already had.He admitted he hadn't even driven by the property in nearly a year.
