Here in MN, we got told everything was a-ok with shutting down restaurant's because they could do out-door dining, in the middle of winter, with feet of snow and below freezing temps, that genius from the Governor of the state, and he probably sat back patting himself on the back thinking "well I fixed that problem". 

So my tenants maybe out of heat for couple weeks.Knowing that we are towards the end of winter here but there may be a few more weeks of chilling.If you are in my situation, what would you do?

For those who've owned rentals for a while, what are some spring cleaning tasks you perform on your properties following the winter? 

Good call on the STR insurance, im waiting for a quote to add to my spreadsheet@Michael Baum 5 bd, 4 bath, around 3000 sq ft, 25 min walk or 1.3 miles from the beach, multiple beaches in the area to go to, very easy to get to (no gates or anything required), planning to add a pool and/or hot tub, seems to differentiate from other rentalsAs mentioned I have looked at projected revenues from property managers and compared to places on airbnb, its imperfect but I have a general average of revenue rates and occupancy, seems like most summer months are booked, winter has a few bookings, more seems like with COVID going onHave 800 a month as placeholder for utilities which seems to cover most itemsIt isn't furnished, but I have a list of what I would likely have to purchase and plan would be to drive it all up in a uhaul or some sort.Everything seems pretty good, although the cash on cash return is 6% at the low end of rental bookings and 12% at the high endAny idea how long the reviews take before ramp up? 

Well I'm just a few blocks away and depending on how things go this summer with buying additional units I might be able to help out so I can pay off that new snowblower I got this last winter.

Was the tenant using electric heaters during the winter?

Form the research I've done, I believe that this exempts me from the Chicago RLTO, although I don't really know a whole lot beyond that.The unit they are living in has recently experienced some issues - a faulty appliance that I replaced in a timely manner, and some water leakage caused by ice damming due to the record snowstorm this past winter (which I am still in-process of fixing). 

Also mini splits/heat pumps do not put out enough heat if you area receives colder winters which would render them useless and you may end up with frozen pipes.
