My friend said she'd like to wash the mold off the ceiling first, and he told her it wasn't necessary, and he painted over it anyway. 

At first they said they only use the dryer and wash at the laundry mat...then they said they have only used it twice. 

But, otherwise, I just provided them what they were paying for and gave good service by being responsive and taking care of problems right away.Although I admit, as a tenant, I wish someone else would wash my windows LOL.

And sometimes the old stuff is way better.Example: He washing machines (as in "high efficiency). 

Was he a good landlord?  

Of course, when the leases are up, I will absolutely go to CSC's competitor (WASH), even if I get a worse deal there.  

If their deposit covers downtime and make ready, call it a wash and move on.

How was he supposed to do that..... he got angry when I suggested he get a mower.

If he doesn’t bite I’ll have to wash my hands.

But, off the top of my head things that would probably be okay, that I'd want to add, would be a section about parking rules, how long guests can stay, smoking, no washing machines allowed, that kind of thing.
