It does take a few days and cozy has been the worst in terms of claiming a deposit is going through but then not telling me the payment failed due to NSF until days later.

I do agree this is a bit petty of him; I don't see how he will claim he "lost time" to market the property, get it ready, etc. which is the point of enforcing 30 day minimum notice to vacate.

I am sure the seller was not claiming most of the rent on their taxes and that is why they do not have leases.
