Hello @Eric OdumThanks, that does make sense indeed... my main issue is as @Dave Bingham and @Walter Pape mentioned the unofficial split and the fact that the seller does not seem to be willing to take care of that situation himself and let the buyer do all the retroactive work... being so far I realize that it could open a can of remote worms that I am not ready to be eating yet !! 

What is remotely hard to believe about that?

The mortgage I'm looking at says nothing about a DOS clause but does say it does not have a "Demand Feature," which apparently allows the lender to call the loan due for any reason.
