To me this means having a primary residence in the under $1mil range (but doesn't necessarily have to be under $500k).I will still have school aged children and need access to great schools, ideally public to avoid the cost of privateI would still value the ability to access metropolitan environments, though I don't need to live in the urban core.

So if paying a heloc off on your sale reduces the net proceeds that simply means that you'll either have to take out more debt or add cash of your own to meet the purchase requirement.Whats more of a concern would be how and when you access the heloc.

After about a year I implemented the program tenant cloud which reduced the calls to almost zero because my tenants can now pay online, sign their lease on line and submit maintenance request online.
