I’m curious, with this project wrapped up, what’s your next focus?

Most carriers don't want to insure a building as a normal rental home if there is a possibility of commercial use, or even if it's set up to possibly be used as commercial even.

There's certainly quite a few of us around but things have been kinda slow since the interest rates jumped up and BP is doing a revamp of their website and overhauling the different premium tier packages and I've noticed its been messing with notifications and keywords and such so some people are just missing posts they would normally see. 

Networking - I meet people in person and online, here for example, trying to build up my SOIMy Worst 3:1.

This is why 90% of attempted fsbos don't sell and end up listing with an agent later on.

.#2 Repair Management, tracking expenses, following up with outstanding work orders, ensuring work completed with photos by vendors, notifying owners when there is a repair request by the tenant and track the time it takes from work order to completion, track the amount of repairs to a home at end of year so owner can see those expenses and try to get them on service contracts and off home warranties.

In either instance, I would certainly have an attorney make sure everything is buttoned up and legal to protect you both.  

If you withhold now, and the tenant knows the law, you're setting yourself up for failure.
