But it's an easy thing to answer--whether it's sustainable or not--just get a rental CMA done by a 3rd party agent (or 2) and/or call random PMs in the area, don't tell them you are buying turnkey but instead pondering buying a house at such and such address and ask how the rentability is there and what they would anticipate being able to get for the property.

( I'm assuming you don't just wing it and just drive around random neighborhoods).

That goes a long way with listing brokers versus a random buyer calling them up and not knowing what they are going to get.
