Regardless of the decline in cap rates for office and industrial properties, net lease retail properties remain priced at a 45 and 77 basis point premium over office and industrial properties respectively.

In my case I also paid a premium on top of the rent over the next 18 months which accrued to be my downpayment on the property at the time the lease option was exercised.
