So instead of like 18 months ago were I presold my phase one in 3 months ( 30 homes) then had to build them like a mad dog.. we have a better flow now we have semi custom top of the market product in the development so producing about 2 to 4 homes a month is our speed and sales so far are right in line with that absorption.

You can calculate the amount of gallons per minute from each faucet, and then back into maybe 1/2 of all faucets being used at the same time for 15-20 minutes (peak shower time in the morning or evening).

My guess is I'm averaging $150 a night off-peak (November through March), $200 mid-peak (April, October), and probably $300 per night during the summer season (May through September)...with high vacancy off-peak months.
