Hello forum,We manage a huge lot across the beach, we are thinking we could use this lot for outdoor activities, ie: Outdoor Gym, Food Truck, outdoor movie theater, etc.

I have been looking around Phoenix, Daytona Beach, FL and Atlanta.

I'm intrigued by the market here in Hawaii, I see housing prices that are triple the cost of something back home (for obvious reasons... such as sunshine all year long and proximity to several amazing beaches).

Currently working a beach front condo flip in Fort Lauderdale and my first commercial warehouse rehab/ rental.

Congrats @John Thedford I am in the process of doing the same thing up North of you in the Deland/Daytona Beach area. 

I used that HELOC as a downpayment on a triplex in West Palm Beach, FL.

@Zachary Beach Could you explain why I wouldn't be able to go a lot longer with traditional finances?

I did this with an owner occupied loan.My intention with the cash that I have pulled out is to convert my garage into an ADU and to purchase a 2-4 unit property within the city of Long Beach to start house hacking(ideally with a conventional 5% loan).I was wondering what I need to do to get approved by lenders/ underwriters in the very near term despite my new loan being quite literally just a few days old.

Mission beach for example has a large percentage of STRs.  

I personally found 2 possible comparables but whether they are qualified for comparables or not is very questionable 1) a 12-unit family 1/1 each, 12/12 total, similar size, in the same city but built on 1970 (there are several such 10 to 12-unit properties in adjacent cities)2) four 3/3 2-story townhouses, 12/12 total, similar size, new construction sold on 2020, but in a different city (much closer to beach),  10-15 miles away from subject property
