Found a MHP I am interested in purchasing, seller is asking 399K Property has 15 Lots, 12 occupied with 10 tenant owned homes and 2 park owned homes, I have the 20% down but am having a hard time finding lenders. 

So far it's occupied by a squatting investor/ owner.

Our goal is to buy a flip within the next 2 years and then roll the profit into another owner-occupied multifamily.

Why not buy a duplex and owner occupy one side?

Where as if you take that some money and buy a owner occupied  four plex and either cash out refi after a year or two or sell after a year or two you can double the number of units you own.

All units currently occupied, on month to month that haven't had paperwork since about 2017, and 1st/2nd units under market rent. 

Since its a VA loan this will be owner occupied for minimum 1 year, but I'd like to know the cash-flow after my move out.

Details on the property: 2 buildings, 1 occupied duplex, and 1 non-occupied 4-plex.

I read that it’s required for rental units but wasn’t sure if this applies to an owner occupied property SFH.

I've only seen 15% if its owner occupied with a very strong tenant business.
