Regarding the transfer of deed after the purchase,   i was under the impression that i would run into problems with insurance provider damanding the name on the  deed would need to match name on file, or something of that matter. 

Then add hardware to make them appear matched even more.

As mentioned above, soak in as much info on the different areas of real estate investing by listening to podcasts, books, webinars, etc.When you find an area that matches your goals in life then dive deeper into that.There's a lot of things to learn before jumping in, good luck!

Also military communities are really difficult sometimes because if you miss matching a tenant vacating to the summer or winter manning cycles that people PCS on you could be in for eating a few months on the rent before the property gets filled.

Go online to Scotsman Guide, go to their interactive lender directory, fill in a simple questionnaire about the deal your trying to obtain financing for, and all lenders in their database whose parameters are a match with your loan will appear with their contact information and a description of their current loan products.

I have looked into the virtual assistant route but for it to be price advantageous, I would need them to be able to match about (assuming they are doing it manually) about 100 per hour.
