I also switched banks recently and two out of 40 or so loans showed 30 days late last month (due to us not setting up auto pays) dropping my credit by 70 points.

Lately I've been seeing a trend of properties that were listed on the MLS, didn't sell, and a wholesaler is now promoting them as "off market opportunities".

But I also want to explore multi family so I have been educating myself on that lately. 

Originally I was looking to purchase a SFR that I could put some sweat equity into and rent out at some future point but lately have been contemplating a duplex in order to house hack.I have been combing through the forums and information on BP but would love any advice or suggestions for additional research I should perform. 

Seems like these days if a deal is on Facebook, Craigslist, My House Deals that it's probably too late. 

Furthermore, UWM's pricing sucks lately. 

@Will Sikes I’ve been having a hard time getting estimates on my deals lately and have just had to throw numbers in on mine until such time as I have something under contract.
