Aside from poor internal communication, I don't feel like they're capable of handling a more complex set of requirements, and I certainly am not convinced they're able to handle functioning as a the first line of gatekeeping for my acquisitions.

So when I see people throw out cap rate %s without the details I just treat it as a preliminary measurement.As a out of state investor who is looking at markets throughout the USA my most valuable numbers comes from my own internal calculations that I can keep consistent across the board.

If held for 10+ years you get all of the benefits of the legislation and as you said, all of your gains would be wiped out if sold (actual language is that your basis is increased to the FMV of the property on the date of sale).

@Angelo Mart,and all others who shared me your suggestions, I want to give you another tip,based on my screening I required them to pay 2 months security deposit and they did pay. which is if i need to file eviction I can do it at any time and  i am safe interns of money.

I just don't understand the rationale toward large scale rent control occurring across the nation other than legislators passing something that sounds good to voters but in reality has very little historical data showing it actually improves anything.
