I don't think you guys have a firm grasp on what constitutes an economic bubble . 

I've found some virtual brokers to meet most of those requests (ie: eXp Realty), however I would prefer to get in with a local firm. 

Focus on those firms/attorneys that have high peer review ratings. 

To open a real estate firm in GA, do you need 1 or 2 broker licenses in the firm? 

At my firm we use TX because it along with NV it provides optimal protection and TX has not yearly fees (among other benefits). 

Be very friendly, polite and professional, but firm and confident. 

I firmly believe that it is because the loan amount is low.

Their underwriter either owns a separate nationwide QI firm called a "captive QI" or they have a relationship with an independent firm like us.Demonstrated experience and references for actual clients are your benchmark.
