Well, I disagree, your situation changed for the better from the time you agreed to live there, you realize you made a poor decission.

My idea of that is to buy a property first regardless of the condition as long as it is minimally habitable, live in it as is and repair it along the was as quickly as the OP can afford, and eventually have a property worth much more than was paid for it.Some investors might disagree with that and wish to have a property that is in a more upgraded appearance. 

The irony of this is I agree with you and also disagree. 

Plus I know some will disagree but I'd like to keep friends&families separate from business so that if things doesn't work out, I'd still get to keep our relationship.

I can see you trying to get a lower mortgage payment but it’s just putting a lot into one single house - but I also disagree on buying brand new properties as well (although you seem more keen on these). 

I know people will disagree with me, but just think of CA as an appreciation market and try to get into a place that is up and coming and still has room to appreciate.

If he disagrees, I'll take that as an invitation to find a different deal with someone who can accommodate this. 

The thing I disagree with him about definitely has to do with leverage regarding real estate.
