For example, one of my AirBnB units is in a complex thats going through some cosmetic renovations on the outside, and we had to go in and replace windows to double pane (eep!).

I'm thinking maybe a hard money lender would feel more comfortable if I found a deal with just cosmetic issues to start out to get some experience and build on from there rather than buying a big project but also have an experienced flipper who'd walk me through everything with a flip that'd be a huge help for me I think!

Now the place doesn't look amazing, it needs some cosmetic work, but it cash flows for days, it is structurally sound- no big ticket expenses, as well as it is located in a really desirable area for student housing.

I build new construction.. inspectors walk through and will have 10 to 15 items.. and buyers freak out... you have to also be reasonable on the inspections.. and you can't expect a seller to fix every little honey do on the list.. some of it is just one going maintenance .. you want to concentrate on biggees ROOF, ELECTRICAL plumbing foundation.. cosmetic or honey do's you have to be open minded about other wise your going to frustrate yourself.

Though if you're going to use a VA loan for that then you need to stick with cosmetic fixes rather than full rehabs.
