Need financing advice

I have a home that I have been in land contract for 5 years. Funding is due and I can't get conventional financing. The hone needs  a few repairs , less than $10k.i need 3 more years to qualify for financing. The home purchase $214k value/comps $250k - $300k. I've been looking at hard money/private money. Owner wants me to purchase and will not accept an extension. Any suggestions?
