Paying for turnkey services
Hi guys,
I would like to know how much I should expect to pay a turnkey provider for their services. I'm finding that turnkey providers don't always disclose that. Have any of you experienced that? I'm not sure I understand why the lack of transparency. I expect to pay for services, just like I expect to pay for closing costs and rehab fees, I would expect to pay a turnkey provider. When I asked a couple of providers, they just said they don't and that was that. Somehow that gives me an uneasy feeling. I am wrong to ask?
Also would it be inappropriate for me to ask if I can get independent inspectors to make sure they completed the work they said they did or to verify that the major systems of the property have the longevity the turnkey provider says they have.

its nothing different than buying any other real estate... they have an ask price.. you determine through your own due diligence if the price is what your willing to accept.. you go into contract .. you hire your own inspector.. you then have an inspection addendum..
but be aware most turnkey are dealing with older homes and there is no one who can make a home perfect.. I build new construction.. inspectors walk through and will have 10 to 15 items.. and buyers freak out... you have to also be reasonable on the inspections.. and you can't expect a seller to fix every little honey do on the list.. some of it is just one going maintenance .. you want to concentrate on biggees ROOF, ELECTRICAL plumbing foundation.. cosmetic or honey do's you have to be open minded about other wise your going to frustrate yourself.
