I have asked a few investors this question, but with everything going on right now, I thought it would be interesting to hear updated perspectives and advice.Matt, Cool Topic.

Very relaxed pace... we do what we want, farm out the rest when needed.One cool thing about the larger deals,  you can get non-recourse financing where you aren’t personally on the line if something goes south... pretty cool feature your regular bank probably WON’T be offering you! 

A home that size should be able to cool with a couple window units and the Tenants can purchase their own if they feel it's necessary.

Actually it's cool.

I think this outcome is unlikely, television, radio and many other avenues encourage every day folks to become 'investors', and they make flipping houses look easy or cool. 

@Dan Heuschele well is seems you are lashing out at me and insinuating I am a snake oil salesmen in a public forum without all the facts,  not cool at all. 

You can upgrade and make the units premo nice - really nice laminate or engineered hardwood, tile in the bathrooms, cool light fixtures, quartz countertops, new appliances.

we need things to cool off again for it to make sense in my opinion.
