To add or not to add....

I have a rental property in Baltimore that is about 1100 square feet that I have had almost 1 year. I have great tenants that  plan to renew their lease in September. The only problem is the house does not have AC. Should I add AC or no? How many people have added AC to their rentals and was it worth it? Or should I supply window units for them?

How necessary is A/C in Boston? Your tenants already intend to renew their lease without A/C so I'm guessing it's not that big a factor. If it were, they would ask you to install A/C as a condition of their renewal.

I would leave it alone. A home that size should be able to cool with a couple window units and the Tenants can purchase their own if they feel it's necessary.
