It's super competitive but I keep finding deals.

But for me, I allow up to 12 guests (my property is near Coachella festival so this makes sense), I have a 2 day minimum, and I set my "base rate" just below the competition.

I've changed my flipping strategy to higher-end properties that require extensive renovating because there's less competition in that arena because they mandate more capital and longer hold times.

Consequently, there's a major asset class that isn't competitive for investment allocation.

That seems to be today's realtor's home turf, and particularly competitive in any market???

My question for you guys after speaking to some seasoned guys in MN they said it is nearly impossible to do that BRRRR strategy in MN and cash flow 300 a door right now with how competitive it is.  

Your choice of areas to invest puts into a very expensive and competitive market, (Yes I am stater of the obvious).

While that house would be gone yesterday in the Nashville market, Knoxville is much less competitive and cheaper.

This is why in a competitive market it is important to have an agent who has a reputation for closing deals.
