When can we get someone out for carpet replacement?

She seems to he okay with selling it below market value because there are some needed repairs (siding, deck, paint, carpet, seemingly easy stuff).

I think of every night as either 100% occupancy or 0% and we don’t want 0% unless it’s for upgrades repairs or for a deep cleaning we can’t get in the normal turnover window for some reason like it takes time for carpets to dry or we ozone the whole house.

All 3 have needed the usual carpet/flooring, paint, and overall fixes and upgrades.

If you have carpet, you have to worry about odors or the dog digging it up.

If you don't take on too much risk it is much easier to handle and you can get your feet wet on light apartment turnovers before you take on a massive rehab project.Find a double that required simple things like carpet and paint or other light value adds, drop the LLC, and leverage in your name on a residential mortgage.

Some yard work, new carpet, paint job, new windows, new kitchen or bathroom. 

The lowest I ever paid to paint inside a house, replace the carpets and clean was $6,000 for a 1200 sq ft house.
