I think of every night as either 100% occupancy or 0% and we don’t want 0% unless it’s for upgrades repairs or for a deep cleaning we can’t get in the normal turnover window for some reason like it takes time for carpets to dry or we ozone the whole house.

Note: I'm not 100% sure of the logistics or legality of this but something to consider.Wood Floors:  If you have wood or laminate flooring that you're worried about scratching, require rugs be utilized in key areas.The reality is pets damage is typically doors, baseboards and carpet from wear and tear.

If you don't take on too much risk it is much easier to handle and you can get your feet wet on light apartment turnovers before you take on a massive rehab project.Find a double that required simple things like carpet and paint or other light value adds, drop the LLC, and leverage in your name on a residential mortgage.
