If there is any real concern with the integrity of the house, have another inspection done by a qualified inspector...... if your report was a year ago, things change and the issue may be real or it may not.If there is no real issue, I would hold the PM company at least partially responsible for the cost of the inspection that was stimulated by their handyman overstepping his area.As for the PM getting the inspection report without prior authorization....big deal.....And if they asked, would you have said NO?

FUTURE:  make sure you/your PM company REQUIRES the utilities to be transferred BEFORE the move-in inspection is signed and the lease officially begun.

@Melody KushiDisclaimer: This post does not represent an official position in support or opposed to wholesaling.Quit claim deeds transfer property.Full warranty deeds transfer the property with the assurance that there is not a lien against the property.If you are never going to own the property, I don't think you need to be concerned with the quit claim at all.

:Sounds like its time to change Property Management companies.  1-YES always request a BEFORE and AFTER photo or not authorization of payment. 2-Don't let them charge you extra for taking a freakin photo on a cell phone that costs nothing to do.3-Book a flight down there and make a surprise visit.
