First, most things will break and many things are easier to replace then they are to repair, but 2 things to suggest, 1) base the cost and quality on the type of tenant that you are trying to attract, and 2) the more features something has the more likely it is to break.

This is my first Bigger Pockets discussion submission and I wanted to get some feedback on marketing strategies with attracting new investors.I have been in the industry for 20+ years and have had much success with developing my company to the business it is today.Our company is now transitioning to become more of a commercial acquisition based company.

The property I am buying is about a block away from a university so I am attracting mostly college students.

We are doing all we can right know to better understand how to attract, and manage a private investor.  

You attract the kind of tenant by the image you display.

The unit will look fresh and will attract new tenants and more importantly, the unit will past inspection for the next section 8 tenant if you chose to go back to the program.

:-)Yes, I realize you are upfront about this, but the fact is many people are attracted by those numbers that you admit can be a joke; and then when they see they are bogus, they get turned off to the legitimacy/honesty of the wholesalers posting.IMO, it is in your best interests long term to figure out a way to police this.

I believe in making rentals nice and attractive to potential tenants but you never want to do a retail rehab on them.

Since it is limited to people with 25 units or $1m in revenue, it should attract only experienced people.
