Tenants complains

This is our 2nd tenant for our rental property and just got a laundry list of complains after moving it.  Just minor issues that we can easily resolve but its a little discouraging since we never had any issue with our first.  Any words of encouragement would be greatly appreciated.  We really want to stay on the rental business.  Thanks

Might or might not be possible to get the garage door light to stay on.  I always make sure all light bulbs work before a new tenant moves in and charge for non-working or missing ones at moveout.  The sink might need to be replaced.  Ceramic isn't painted, its fired on.   The paint from Home Depot works, but doesn't hold up very well.  I had a bathtub re-finished by a company called Miracle Method and it looks a lot better.  IIRC about $125 or so for a bathtub.  Pen marks might be cleanable or paintable.  If not, tell them to note it on the property condition report they fill out at move in so they don't get charged for it later.  Nails I'd pull out, spackle and paint as part of the make ready process.
