Hey Matthew, I offer room-by-room management services, but the management fee is significantly higher than my management fee for a standard long-term rental.

DSCR stands for Debt Service Coverage Ratio and allows you to qualify based on the subject property's profitability rather than your DTI, income, etc.  

.- More Passive:  This is still a hospitality service, but besides screening tenants, welcoming them into the home...you basically do not interact with them at all unless you need to.

This can be done via a DSCR (debt service coverage ratio) no income no doc loan for both the purchase and refinance . 

Best thing to do is first, hire a transaction coordinator (constant close or equivalent), along with a third-party note servicing company ( like Evergreen or equivalent).First, secure the sellers equity payments by executing A) Promissory Note and B) Mortgage Deed of Trust for the seller's second position.
