It would  complicate the deal and this would be a good chance to get it cheaper yet and a playing chip to use to negotiate better terms .

Would anybody please give a name or two of real estate agents in the area that  are active and work with investors?

If the property is owned by a single-member LLC treated as a disregarded entity, and you own the entity 100% (and you are a nonresident alien for US tax purposes), then yes, you would report the activity on your individual income tax return (1040NR) which will use your ITIN.

I know networking will absolutely be my best asset in getting things started and learning from people already active in the market.

Welcome to the forums @Patrick Booth  Always great to see others from the local area in CT being active on here.

I have a son who is very active in sports sometimes my job gets in the way of making it to his games, which frustrates me.

It would help my growth (and progress toward financial independence) to have his capital to play with but I want to be sure and make a deal that benefits everyone. 

I am hoping to eventually turn this active income into more passive income or at least diversify a bit.
