I guess that would mean, if my calculations are correct (go ahead and check them), if you sent "mailing" to all 100 and only got two responses that is only 2% of returns.

You certainly have no reason to think that you are "all that" and he is not.Playing gopher to a successful guy can be a good way to get ahead, but it is not inherently impressive.  

If after 12 months I don't see any significant progress then I will go ahead and devote my energy to getting my MBA.I'm honestly just not sure on how to start this 12 month project.

Yes I plan to make this my career so planning ahead is key.

We called and left 5 messages to the village during our inspection contingency to try and get him out there and give us a heads up of what we would need to repair, but he never called us back. 

Essentially they are buying properties in bad areas for $10k, rehabbing them for another $10k while installing a tenant, and then doubling their investment.If you're looking at properties in Franklin county (Where Columbus is) I would visit there and go through the areas you're looking at.

I don't compensate the tenants for these showings, it is just expected in this market, but I do give them written notice, usually 3 days or more ahead of time.  

I told the owner I would get back to him in 2 days with a Yes/No to give him the go ahead to rehab the house himself or to buy the property as is and work together with him to rehab and flip the house.  

Getting ahead of the problem and understanding all the options will help her make a better decision in the long run.Best of luck,Jennifer
