When our supply is limited to our surrounding area, we pay more.

But the surrounding area is commercial, so I would expect to be able to rezone (although I have not checked yet).It has been on the market for nearing 2 years, so I'm trying to figure out what other aren't seeing that I am...I'm looking for ideas to monetize those other lots (not through resell).

I have pending real estate sales this month and questions surrounding those and tax implications etc. 

As others have mentioned the tax system is set up surrounding taxation events so that we do not have a destablization of the rest of the economy surround something like this.
