How to monetize empty lots (house + 4 adjoining lots)

Hey BP.

I'm looking at a house that sits on a major road.  It comes with the house + 4 additional adjoining lots.  I'm not sure total size, but from the photos I'm guessing 1-2 acres total.

The house as a rental will cover the majority of the expenses for the purchase, but not all.  All are currently zoned residential.  But the surrounding area is commercial, so I would expect to be able to rezone (although I have not checked yet).

It has been on the market for nearing 2 years, so I'm trying to figure out what other aren't seeing that I am...

I'm looking for ideas to monetize those other lots (not through resell).  Storage?  New construction?

I would appreciate any ideas and experiences.
