I'm a 32 year old licensed GC in southern Cali. 

I was fortunate to have some friends that have become successful investors by investing in the Southern United States so I had a blue print to follow.  

I could also potentially go outside Chicago, like into the suburbs or northern Indiana or southern Wisconsin. 

Looking for fix and flip deals on Plymouth or Bristol Counties in Massachusetts.  Actively looking for our next single family project.  Let me know if you work in this area.

Keep in mind that your expenses will occur year-round (whether your house is rented or not), so try to invest where you can earn lots of year-round income to offset those expenses (which is typically the southern US).

I'm questioning a purchase on a 3 unit building in southern Maine , east...only coiuple miles from ocean.

Annoying is "I feel a slight draft from this window when there is a southernly wind on Tuesday nights".

No Deals goes unseen because of all Canada living only in Southern Ontario, and scarcity of land.  

In my market in Southern California, condos and duplexes worked very well but I could not get the SFRs to pencil.
